Hot Water is essential for our homes and family. Thankfully water heaters are usually pretty reliable, but as with all things, they will eventually fail or need to be replaced. Most times we encourage homeowners to be proactive with water heaters, meaning if it's old, or showing signs of potential challenges, we encourage the homeowner to simply replace it with a new water heater to avoid last minute emergency service calls, and enjoy peace of mind with a water heater that is under warranty.

Some families may be wondering about tankless water heaters, because they are said to be significantly more efficient than tank water heaters. This is true, a tankless water heater will be much more efficient on gas usage than a gas tank water heater. The primary reason is because a tankless water heater only uses gas when you call for hot water, versus a tank water heater will keep the water in the tank hot at all times, even when you're not using it. Both technologies do have advantages though. For example, a tank water heater will be far less expensive than a tankless water heater, and the new efficiency requirements for tank water heaters have increased, so they are very efficient. The main advantage to a tankless water heater is "endless" hot water, and this is a big consideration. With a tank water heater, you will only get whatever size tank you have, so if you have a 40 gallon water heater and you use all 40 gallons, well, the next person waiting on a shower won't be very comfortable. Tankless water heaters make a lot of sense and are worth the investment if you have multiple people living in your home, example a family of 5 would be much happier with endless hot water. Please do not confuse tankless water heaters with "instant hot" water. If you are seeking instant hot, we can make that happen, but it requires some extra work during installation. Water Heaters DO require some basic maintenance. Tank Water Heaters come in gas or electric, depending on what you have we will inspect the elements and/or gas burner assembly for safe and efficient operation. In addition, tank or tankless water heaters BOTH require at least an annual water heater flush. A flush service is especially important on tankless, because minerals will build up on the heat exchanger and cause significant efficiency and heat loss. For tank water heaters, the minerals start to build up on the inside of the tank, sometimes you can even hear them rolling and banging in the tank. There is a valve at the bottom of the water heater, this is where a hose would be connected for the flush service. It's not as simple as open the valve and let it drain, there is a process plumbers follow. The biggest challenge we see on older water heaters is that the minerals have bonded the valve, which prevents water flush service.
